Let’s set the scene . . . cruising along at a leisurely pace in your new convertible you are enjoying the sunshine on another gorgeous June day in southwestern Ontario.

The drive along the water was relaxing, but not as relaxing as arriving home. You pull up to the entrance of your luxury community and the gates open in the way one would open their arms to provide a welcoming hug.

Major Developers Are Providing Many Amazing Floor Plans For The New Home Market

One doesn’t have to venture too far in our region to see homes springing up in newly developed local subdivisions.

The benefits to a new development are many and go beyond the confines of the walls of your new home build. The newly installed infrastructure feeding the fledgling community provides a level of assurance in services essential to the functionality and enjoyment of your home environment.

For the past 11 years NOC Development of Concord, Ontario, has been building communities across our province. Currently, they are quite active in Windsor and Essex County and Danna Wang, NOC’s Director of Marketing, was very accommodating when asked to give our readers an idea of all they have going on, in the local housing market.

NOC is quite diverse in their local developments she indicates: “We focus on developing and building new homes and we have a few condo developments that we are currently working on with the City of Windsor right now. We hope to bring those units to market next year.”

The activity in our local communities doesn’t stop there for NOC, with current housing communities in the region in the works, such as Central Park in Windsor.

There are a total of 30 lots in the Central Park Windsor subdivision, in a fantastic location, however only about 10 homes are still available. This community is in the heart of the city and very accessible to multiple modes of transport and services.

These homes are available for purchase right now with completion time about nine to 12 months from purchase.

There are five different floor plans to choose from in Central Park: the SOHO, Tribeca, Astoria, Chelsea, and Manhattan. The homes range from 1,900 square feet to 3,100 square feet, two car garage, four bedrooms, 2.5 or 3.5 bathrooms.

Wang adds: “We have a model home on site. I’d highly recommend people view our model and experience the quality of our builds.”

NOC Development works with many local teams in the Windsor Essex region, such as JMD Design and D.C. McCloskey Engineering, on a lot of their projects.

Wang was also enthusiastic to touch upon some of the details of their other local developments in Essex County.

“Queens Valley Estates in Kingsville is a multi-phase development, where we are currently selling phase 2 of this community,” she informs Biz X. “The site is 10 minutes drive to downtown Kingsville and downtown Leamington and home buyers can enjoy both the boutique lifestyle and experience fabulous local restaurants and shops in Kingsville, as well as having access to the convenience of big box stores within a short drive to Leamington. We have a variety of ranch homes and two-storey detached home designs. All of these are three to four bedrooms, 2.5 bathrooms and two to three car garages. This community is perfect for families looking for more interior and exterior space at a great price point.”

Their other unique development is Bevel Line Towns in Leamington.

“We’ll be launching a townhome project this spring where home buyers can choose from two-storey or ranch style townhomes with two to three bedrooms,” announces Wang. “This scenic community is next to Erie Shores Golf & Country Club and is a short drive to the Leamington Marina. This is the perfect location for those raising a family or downsizing.”

When it comes to flexibility in design, Wang notes their sales team works with clients to help them choose interior/exterior finishes — from engineering hardwood floors, bathroom tiles, premium kitchen cabinets, quartz or granite countertop, faucets, hardware and more.

Clients can even bring their interior design inspiration photos and they will do their best to create a similar look for their new build home.
